That will depend on many factors. We like to tell folks to plan on 2.5%-3% of their house value for
starters. Now, every single project is different and there’s like 100 things that will drive cost up such
as moldy plywood in the attic, siding impacted during the job, upgraded roofing, fascia boards
needing replacement, low-slope roofing, steep-slope roofing, skylights, chimney work, or limited
access to the roof requiring more labor to handle garbage and materials.
Asphalt shingles are the most common type of roofing in our area and there are many options to
choose from. From an investment standpoint, it’s usually best to match what the rest of the folks in
the hood are doing. If your neighbors all have basic lightweight asphalt shingles on their home, that’s
probably the best thing for you to do. If you’re in a neighborhood where everyone has premium
roofing, then that’s what you should be doing, too. If you have a low slope roof, then we would be
looking at a PVC or Metal roof.
No, in most cases roofs will not last 50 years; we have never replaced a roof that was 50 years old.

warranties and how the industry likes to trick the consumer.
Usually, yes. To properly flash the roof-to-wall transitions roofing needs to get 4” up the wall. In
most cases for a job done right, siding will be loosened or removed to get this done. It's not
uncommon for chimneys to need work at the time of roof replacement. Any wood that gets replaced
will likely need painting if it’s exposed to the weather.
In most cases the gutters are a separate component and will not need to be replaced with the roof.
Now, sometimes there are situations where the gutters are affected; when a roof is steep, many times
the gutters will get damaged because of sliding debris. If there is no fascia board behind the gutters,
many times we will try to upgrade that and add fascia; in that case, we would remove gutters, install
the fascia, then install new gutters. If you have a tile roof that is being replaced with asphalt or metal,
we will usually have to drop the gutters to cut down the fascia boards as they are set high for the first
course of tile to sit on, then install new gutters.
Yes, jobs just take a little longer due to shorter workdays (less daylight) and rain delays. A 4-day
job may turn into an 8-day job for example.

Where do I start!? Many times, the quotes can vary because the scope of work is different from
company-to-company. Customers usually say, “I need a new roof” and then it’s up to the roofer to give
a proposal; different roofers approach things differently. There are some “companies” that pay the
workers cash at the end of the day as opposed to having the employees “on-the-books"; this practice
takes less money but exposes the property owner to lots of liability. Call in if you’d like help

Done quickly doesn’t necessarily mean done right. I know there are some companies that put 7
workers on a basic house roof replacement. When projects move super-fast, it’s hard to control the
quality.

These guys installed a flat walkable roof on our house almost 5 years ago. It was an unusual project that required rebuilding the underlayment, removing steel and glass railings, and re-installing them. They set realistic and reasonable expectations before the work started, did fantastic work during the project, and have remained super-responsive every time I've contacted them with questions or requests ever since. We have a cabin in the San Juans only accessible by boat. He and his crew hauled everything up, tore off the old roof hauled that back and put on a new beautiful roof.
